When would I need a land surveyor?

  • Buying or selling property - To confirm the exact and correct property boundaries

  • Building -  Using architectural or civil engineering plans to mark out how and where the building, road, boundary and services must be constructed.

  • Subdividing property up into smaller plots or when consolidating 2 or more plots.

  • Applying for a mortgage as some banks require confirmation of property boundaries and details from a professional surveyor.

  • There is a boundary or encroachment dispute between neighbours.

  • Applying to change the registered land use of any property - this is referred to as rezoning.

  • Developing open land or when developing a sectional title scheme.

  • Auditing land ownership and title deeds.

  • A land claim is instituted.

  • Facing any legal land boundary or land use issues.

  • Creating a basemap for the development of Geographical Information Systems and the overlaying of Geospatial data.

  • Building a road, dam or bridge or installing pipelines.

  • Leasing land, especially agricultural or industrial properties.

  • Legalising a servitude over your neighbours (or someone else's) property.

  • An as-built survey is required for updating plans.

Are only Professionals Surveyors permitted to do this work?

In accordance with the South African Geomatics Profession Act (2013) (Act no. 19 of 2013) certain areas of survey work may only be completed by a Professional Surveyor.
